How We Manage Your Project: Our Process Explained

Wondering what it's actually like to work with Kalhor Contractors? Here's a transparent walkthrough of how we run every project from first contact to handover.

Step 1: Initial Enquiry and Site Visit

Every project starts with a free site visit. We listen to what you want to achieve, assess the property, identify any structural or technical considerations, and take measurements. There's no obligation and no hard sell.

Step 2: Detailed Quote

Within five working days you'll receive a fixed-price quotation broken down by trade — carpentry, tiling, plastering, electrics, plumbing. We don't use vague estimates. You know exactly what you're paying before a single tool is unpacked.

Step 3: Programme and Start Date

Once the quote is accepted we provide a project programme — a week-by-week schedule showing which trades are on site and when. You'll have a single point of contact throughout: your project manager at Kalhor Contractors.

Step 4: The Build

Our site is kept clean, secure, and respectful of your home. We send you progress photos every Friday. If anything unexpected is uncovered — and in older homes it sometimes is — we discuss it with you immediately and agree a solution before proceeding.

Step 5: Snagging and Handover

Before we leave, we carry out our own snagging inspection. We'd rather catch and fix something ourselves than have you find it afterwards. On handover you receive copies of all compliance certificates — building regulations, electrical, gas — and a 12-month workmanship warranty.

Agreement & Sign-Off

Before Work Begins

Once both parties are happy with the scope, timeline and costs, we move to a formal agreement stage. This protects you and us equally — nothing proceeds until everything is clear and signed.

1

Scope Review

We walk through every item in the quote with you — materials, timelines, and any provisional sums — until you are fully satisfied.

2

Contract Signed

A formal written contract is signed by both parties. It covers scope, price, start date, estimated completion, and the payment schedule.

3

Start Date Confirmed

Your project is formally scheduled. You receive a written programme showing each phase of works and when our team will be on site.

Payment Schedule

Phased Payment Structure

Payments are tied to clear project milestones — never to arbitrary dates. You only pay for work that has been completed and inspected.

Stage Milestone % of Total
1 Deposit Contract signed & start date confirmed 25%
2 First Draw First phase of works complete (e.g. strip-out, structural) 25%
3 Mid-Project Second phase complete (e.g. first fix, tiling, plastering) 35%
4 Final Payment Snagging complete, handover & certificates issued 15%

* Percentages are indicative. Exact stage amounts are agreed in your contract prior to commencement.

How We Charge

Payment Methods

Bank Transfer

Our preferred method. BACS payments to our business account — fast, traceable, and no fees for either party.

Cheque

Accepted for all stage payments. Made payable to Kalhor Contractors Ltd and handed to your project manager on site.

Staged Invoicing

Each milestone triggers a formal VAT invoice. Payment is due within 5 working days of the invoice date.

Finance Options

For larger projects, we can discuss finance arrangements. Ask your project manager at the quote stage for details.

We never ask for cash payments. All transactions are formally invoiced and receipted for your records.
